New Construction Stage Inspections

There are five key stages for new construction home Inspections:

  • 1. Pre-Concrete Slab Inspection
  • 2. Post-Concrete Slab Inspection
  • 3. Frame Inspection
  • 4. Lock up Inspection
  • 5. Practical Completion Inspection (PCI) or Pre-Handover Inspection
1. Pre Concrete Slab stage

Vaastu Building Consultant will do the slab inspection into two parts. The first part is the pre-concrete slab inspection which is done before pouring concrete. During this stage, Vaastu Building Consultant also check the steel reinforcement and boxing in compliance with the Australian Standard AS 2870-Residential Slabs and Footings.

2. Post Concrete Slab stage

The second part is the post-concrete slab inspection, which is done after pouring concrete. During this part, Vaastu Building Consultant ensure that the concrete slab is level, squared, has the correct width and length, and is not damaged. We also ensure the concrete slab is according to the floor plans.

3. Frame Stage

Frame stage inspections are conducted to provide an independent assessment of the works to confirm they have been completed ready for stage payment. The installation of windows and door frames are checked at this stage and frame positioning in relation to the supporting slab is checked with any overhanging tolerances.

4. Lockup Inspection (Prior to plaster)

This inspection is carried out just prior to the plastering of the walls and ceilings. After the plumbers, electricians, heating, cooling and other contractors are finished with the installation of their pipework and cabling, and after the carpenters have finished straightening the walls, hanging the external doors and fitting the shower bases and baths.

This stage of our new home building inspections picks up the alterations and modifications that have been made to the structure of new homes by builders since the frame was originally inspected. This is very important because most of the above-mentioned trades will cut, check into or drill through any framing members that they need to, to get their service in, regardless of its importance. The carpenters will plane back the edged of the studs to straighten the walls. Often reducing them to below the minimum design size required. It is common for some of the diagonal bracings to be removed to allow for the installation of baths and other fixtures.

5. Handover / Pre-handover Inspection

Handover Inspections are carried out on new homes when construction of the entire home has been completed and all internal fittings, fixtures and finishes have been installed and applied inside the home, compliant with the relevant building plans and specifications. This requires an exhaustive check of the construction, ensuring that the workmanship is at an industry standard. The construction of the dwelling needs to reflect the approved plans and we check that all components of the building comply with relevant Australian Standards and Building Codes.
